Our housekeeping team cleans the shared kitchen, bathrooms and hallways every week. Fresh linen and towels provided.

Two of our three houses have a shared kitchen and bathrooms but no separate lounge, so your room is where you relax — we furnish them for living in, not just sleeping. Mitcham is the exception, with lounge seating in the shared area.

Two things make a shared house work: knowing who’s in the building, and knowing the standards get enforced. We do both.
Your own code on your bedroom door, and your own code on the street door. No keys to lose, nothing cut for a previous guest still floating about. Codes are issued to you and revoked when you leave.
Entrances, hallways and kitchens are monitored. It means we know who is in the building, parcels don’t walk, and shared spaces stay to standard because everyone knows they’re accountable. Never in bedrooms or bathrooms, and no audio anywhere.
No unauthorised overnight guests, and no subletting. If someone’s in the house who shouldn’t be, we see it and we deal with it — you don’t have to be the one who raises it.
Enforced, not suggested. If you’re up at six for a shift or a site, you’ll sleep.

Every building has a proper kitchen, and the three houses have a patio. Sixteen of our rooms have their own bathroom — filter for those with “Ensuite only” above. The rest share, between two and five rooms per bathroom depending on the house. We publish the exact figure for each one below rather than leaving you to work it out at the viewing.
Gassiot, Tooting and Bromley have no separate lounge — which is why those rooms are furnished to be lived in, with a real desk, proper storage and somewhere to sit. Mitcham is the exception, with lounge seating and a dining table in the shared area, and the only building with off-street parking.

No — this is serviced accommodation, so you stay as a guest rather than a tenant. In practice that means no referencing agency and no credit check, and you can move in quickly and leave on short notice.
One week. Rates are lower the longer you stay — a full season works out around a third less per week than a single week.
At our Tooting and Mitcham houses, yes — heating, electricity, water and Wi-Fi, with no cap and no winter surcharge. At Bromley, water, Wi-Fi, council tax and weekly cleaning are included, and electricity is on your own prepaid meter: no account to open, no supplier deposit, and you only pay for what you use.
Communal areas — kitchen, bathrooms and hallways — are cleaned weekly by our housekeeping team. Your own room is yours to keep as you like, and extra cleans are bookable whenever you want one.
The deposit is refundable at the end of your stay, less anything owed or any damage beyond fair wear. You can pay it in one go or spread it over three interest-free instalments with Klarna — subject to Klarna's approval, and we don't charge you anything for using it. Company-invoiced bookings and stays paid in full in advance attract a lower deposit.
No. We ask for photo ID and proof of your home address, and that's it — no landlord references, no credit check by us, no referencing fees.
Yes, and it's common. We invoice companies directly on 14-day terms and can handle multiple rooms on one booking. Mention it in your enquiry.

Only at Mitcham, which has off-street parking. The three Tooting houses don’t — street parking there is controlled, so check the bay restrictions for the road before you rely on it.
Yes. We run guided remote viewings over WhatsApp video. We verify your ID beforehand, then unlock the door remotely when you arrive and walk you through the house on the call — you see every room in real time and can ask anything as you go. There's no code to remember; we open it from our end. You'll need WhatsApp video on your phone and a decent signal. Viewings take about 20 minutes.
Occasionally. If a room is booked before your viewing, we'll let you know at least 24 hours beforehand and offer you an alternative room or date. We'd rather tell you early than have you view something that's gone.
Only at Mitcham, which has lounge seating and a dining table in the shared area. Gassiot and Tooting have a shared kitchen and a patio but no separate lounge — which is why we furnish those rooms properly: a real desk, good storage and space to sit, rather than a bed and a wardrobe. If a communal living room matters to you, ask for Mitcham, and we’d rather say so now than have you find out at the viewing.
Short list: quiet hours from 11pm to 7am, no unauthorised overnight guests, wash up before you leave the kitchen, no smoking or vaping indoors, and don't share your access code. We send the full list with your booking confirmation. We do enforce them — it's the main reason people choose us over an ordinary house share.
Yes — in communal areas including entrances, hallways and kitchens. They're there for security, to make sure only residents have access, and to keep shared spaces to the standard everyone signs up to. There are never cameras in bedrooms or bathrooms, and no audio is recorded anywhere. Footage is held for a limited period and then automatically deleted, and we can tell you the current retention period on request. You can ask us for details of how it's handled, or for footage of yourself, at any time.
